This holiday house is for sale at the intersection of the Charente, Limousin and Dordogne departments. A great base to go out to a lot of beautiful places and experiences. The holiday park is over 80 acres. The location on the holiday park does not impose any restrictions on the use. You may also permanently occupy the property, as is the case for many homes in the park.

The bungalow is situated on a quiet lane on the outskirts of the park. This allows you to fully enjoy the peace in your home and garden. There is a gravel path between the front garden and the house. The front door is located in the vestibule. You step inside the central hall of the house. All doors come out on this corridor. Immediately to the right is the first bedroom with enough space for a double bed and wardrobe. Next to it a separate toilet. The master bedroom (11.6 m2) also offers enough space for a double bed and large closet. Next to this bedroom is the 3rd bedroom which currently serves as an office (9 m2).

The washing machine and dryer are installed in the storage room and there is space for storage. This storage space is connected to the former loggia which now serves as a workspace with many garden tools. This space has a loft for extra storage space. This space is also accessible from outside. There is a bathroom (8 m2) with 2nd toilet. This provides a double sink and a shower cabin. If you prefer a walk-in shower then that is not a problem because there is enough space. In the hallway there is plenty of storage space behind the sliding closet and the hot water boiler (200 litres).

But the most important space is of course the living room. Through the two sliding doors a beautiful light space with the cast-iron Godin wood stove as centre piece. You can see the birds in the garden from the bank. The kitchen has a straight setup is equipped with a dishwasher, oven, refrigerator and electric hob.

From the living room you have access to the spacious covered terrace (16 m2). And great magnification of the living space and ideal place to stay. You can also eat here with family and friends as there is also a permanent barbecue here.

The terrace has 6 wicker shades to protect you against the sun according to your wishes.

The garden runs around the house.

On the street side with a fence and various (flowering) shrubs.

At the rear bordered by hedges and trees.

Your car can easily park next to your house on your own site. A possible second car can easily stand beside it. If desired, you can realise a carport. Acquisition of the inventory is negotiable. You can immediately enjoy the house and make it yours step by step.

Holiday park Le Chat offers various facilities that you as owner can use, namely: a reception and park shop, a lovely heated swimming pool with separate paddling pool for small children, two tennis courts, a mini golf course, a table tennis table, a football field, a playground and a large lake with a small beach where you can also swim and even fish.

For the avid golfer, there is a beautiful challenging 18-hole golf course right next to the park where you can throw away a ball to your heart's content. Once played on a French golf course, you wont appreciate the ones you used to play.

The bungalow is at a 2-hour drive from the airports of Bordeaux (Schiphol) and Bergerac (Rotterdam Airport). Other major cities in the area are Angouleme, the city of cartoonists, Limoges, the city of porcelain, Brantome with its beautiful Abbey, Nontron where you can shop and La Rochefoucauld with its beautiful castle.

In the nearby villages are often held markets or vide-greniers.

Lake Lacaud is about 20 minutes away.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges’ airport.

The department has a semi-continential climate with summer temperatures in the mid 20’s, perfect for enjoying the scenery.
