To the left, a 285ft2 living room with parquet floors over a vaulted cellar accessible via an outside staircase. To the right of the entrance landing, a rustic style kitchen of over 194ft2 with nice 60's mosaic floor tiles and wooden built-in cupboards.

Then a second 52 1/2 ft2 rear entrance landing with stairs to access the floors above. 50 1/2 ft2 Laundry room / cellar to its left. Outside toilet by the entrance door adjacent to the back of the house. The up-to-date septic tank is located beneath it. On the first floor, the central landing allows access to 3 bedrooms of 125ft2, 135 1/2 ft2 and 175 1/2 ft2 in size, a storage room, separate toilet and a 59ft2 bathroom. Very pretty solid chestnut parquets over the entire floor.

A stairwell with exposed stone walls leads up to the second floor. The attic was converted a few years ago into 2 bedrooms of respectively 129ft2 and about 160ft2 area with exposed beams, roof windows, parquet floors and exposed stone walls.

Apart from the attic where the roof is dry-lined and insulated, all the stone walls of the house are rendered and painted. The house benefits from oil central heating with a boiler installed in 2013.

To the left of the house, there is a beautiful 775ft2 hay barn over one level with a second vaulted cellar accessible via a street side external staircase. To the right of the house, you have two further adjoining buildings. First, a large barn over two levels of 1345 1/2 ft2 each with, on the ground floor, three stables with street access and a hay barn on the first floor, converted into a club house with a kitchen corner. Then the second building has two 366ft2 floors with a garage on the ground floor and a tack room on the first floor.

Behind the house, some old pig stables and a stone bread oven have been partially converted. The 107 1/2 ft2 bread oven front room is now the boiler room, with a boiler, a sink and a washing machine. The stables area was partly made into a landing with a rustic 161 1/2 ft2 shower room at the back. The other part of the stables, which is 301ft2 remained a stable. There's another 226ft2 stone building at the back that has two sheds for your gardening tools. Most importantly, all buildings are in good condition, including roofs.

And that is not all. There is a number of large hangars built with concrete blocks, tin walls and cement fibre roofs that are used for horses as well as tools, comprising of a 1615ft2 training area for horses, a 2150ft2 hangar with 8 compartments, another 2800ft2 shed with more compartments and a 1722ft2 farming equipment shed! Finally, there's a 452ft2 double stone garage on the other side of the street that can accommodate a small camper and a car.

As for the land, you can get to the back of the house and the buildings via a small side road with private part and a gate in front of a car park that can accommodate about twenty cars. Behind the buildings, there's a plot of land that is over 3 acres divided into grazing and woodlands.

There's a 1 acres meadow opposite the house and finally, a separate extra piece of land, including woodland surrounded by a slightly sloping meadow, making altogether ca. 8 acres. The property, apart from mains water, is also fed by a well with a spring. So that there will be no water shortages for the animals and the vegetable garden!

6 2/3 acres of extra land may be purchased separately. It comprises of a grazing meadow of nearly 7 1/2 acres with a small flat wooded area. The closest amenities, shops including a supermarket, are about 2 miles away.

You are about a mile from a small swimming lake, about 12 miles from La Souterraine and Bourganeuf.

Limoges and its airport are about a fifty minute drive away.

The department of Creuse is simply beautiful as are the neighbouring departments of Corrèze and Haute-Vienne in the Limousin region. Like many departments it is named after the river that meanders though the landscape. Three other rivers pass through the area, the Taurion, Gartempe and Petite-Creuse rivers. Creuse is located to the north west edge of the Massif Central mountain range and is about 6/7 hours drive from Calais and about 3 hours from Paris.

The inhabitants are called the ’Creusois’ and are warm and welcoming, the area is one of the less populated departments of France being mainly rural and making the choice of properties to buy there very attractive.

Creuse has only 260 towns and villages, the urban areas are situated around the towns of Aubusson, Bourganeuf, Guéret, Sainte-Feyre and La Souterraine, these five towns form the urban centre of Creuse. This urban area is bursting with history, places to go, lots to see and many leisure activities but the major benefits of this department are the rural life and natural landscape, it is renowned for being very green and peaceful, a real haven for nature lovers with a large part of the department being covered by woodland.

There is no major industry and the economy of this department is derived from tourism, the craft industry and agriculture.

The Limousin region and especially the Creuse department is very cheap in terms of house prices.
