The building is a house divided into shared accommodation (6 large studios) in order to optimize profitability which is greater than 10%. The house is made up of 6 fully furnished rooms/studios. The 2023 energy bill = 3,640 (which is deductible from rental income) In the very center of Bethune, 10 minutes by car from the IUT, less than 10 minutes on foot from the train station, and 1 minute from the main square on foot, the location allows for strong rental demand.

The entire common area (kitchen, dining room, laundry room, bathroom, etc.) was renovated during the summer of 2021, the fireplace and part of the roof in 2023/2024. The roller shutters on the 1st floor, in bedroom 2, were replaced during the summer of 2023. The boiler is 10 years old, it is serviced every year, several parts have been replaced.

The 2 hot water tanks are almost new, they have been in service since autumn 2022. The bathroom on the 1st floor was partly redone (painting, placo, ceiling) at the end of 2023. Bedroom 5 was refreshed (painting) in the 1st quarter of this year. A large part of the furniture in the rooms was purchased during the summer of 2022 (bed, box spring, mattress, desk, etc.) The TF is 3100 (tax deductible).

Concerning the current rooms/rents: - The room 1 is 19 m2, and rooms 2 to 6 are between 22 and 23m2. - There are different levels of rents because there are people who entered in 2022 or the rents have not been increased for 2023. Unlike new arrivals.

- The rents for 2024 are set at these rates: - Bedroom 1 (slightly smaller and therefore less expensive, 19m2) = 300 rent plus 100 charges = 400 CC - Bedrooms 2 to 6 (22/23 m²) = 320 rent plus 100 charges = 420 CC.

- Today, there are 5 rooms rented out of 6 for 2040 CC.

- Room 1 = rented at 400 CC - Bedroom 2 and 3 = rented at 420 CC each - Room 4 and 5 = rented at 400 CC.

- For the tenants, they are students or young employees. But the rental demand is high, you can put 100% student or worker. You have the choice.

Today there are 4 boys (1 young worker and 3 students) plus 1 girl (on a work-study basis).

A little news for investors.

Pas-de-Calais is France’s most northerly department therefore it is also the closest department to the UK and has a very similar climate to southern Britain. Le Tourquet-Paris-Plage lives up to its name as the most popular destination for Parisian bathers. The beaches back onto an affluent and architecturally diverse town dotted with pine trees.
